Henderson Land Group scales new heights of innovation and sustainability

The Group wins Sustainable Development of the Year - Hong Kong and Mixed-Use Development of the Year - Hong Kong Awards at the Real Estate Asia Awards 2022.

Since the onset of the COVID-19 pandemic, real estate companies have had to adapt in order to survive the stagnation of assets due to low demand. These challenges are no issue for Henderson Land Group as it presses ahead with its Fanling North New Development Area Residence Phase 1 and its Whampoa Street Rejuvenation Project, which have earned the Group the Sustainable Development of the Year - Hong Kong Award and the Mixed-Use Development of the Year - Hong Kong Award respectively at the Real Estate Asia Awards 2022. 

The awards programme recognises major breakthroughs, innovations, and key players in the real estate industry of Asia. Henderson Land Group sets itself apart from its peers with its execution of the “Healthy Living” promotion at Fanling North NDA Residence Phase 1 and its rejuvenation of an ageing neighbourhood in Kowloon at Whampoa Street.

Sustainable development through holistic considerations in design and operation 

With the objectives of fully embracing green building designs, integrating health and wellness elements, nurturing biodiversity, and delivering educational messages, the Fanling North project is being developed without sewage connections, as Henderson Land Group is providing an on-site, temporary sewage treatment plant, with the building materials locally sourced to reduce transport-related emissions. 

The development incorporates both passive and active designs for increasing ventilation and minimising the use of air-conditioning, as site ventilation will be augmented by an innovative Wind Deflector, which comprises large air-foil-like structures between two residential towers. High-efficiency air-conditioning units are used for residential units and the clubhouse, whilst high-performance glass reduces solar heating through the facade. 

A range of technical innovations is implemented to enhance health, such as the lift sterilisation pod and a depuration porch, with the former combining air purification and sensing technology to monitor and maintain the air quality in elevator cars, and the latter set up at the entrance of each unit to safeguard against airborne pathogens using UV-C ion technology and sterilising materials. 

The site includes an expansive space known as the Central Garden, a landscaped park featuring over 150 species of plants. In addition to planting areas spanning over 2,800 square metres, there are nearly 400 square metres of vertical green walls. 

Amongst other notable firsts in the project, the residential development was the first in Hong Kong to have obtained the Platinum Precertification under WELL v2. 

Breathing new life into heritage-rich places

Comprising seven parcels and nine towers, the Whampoa Street Rejuvenation project aims to transform and rejuvenate an ageing area in Kowloon, creating a bespoke neighbourhood within the city. 

The project aims to retain the existing urban fabric and alleyway, whilst being more modern, spacious and appealing. It takes into account a host of design considerations, such as widening the pavements and service lanes. With its cascading greenery, the site aspires to offer an urban oasis that promotes the well-being of residents and the community. Incorporating streets, passages, plazas, elevated terraces and vast public spaces, the project will create a distinctive profile for the city skyline, affording residents on higher floors spectacular views. 

With the towers located close together, daylight at lower levels could be potentially limited. To address that, a sky exposure and daylight study has been conducted to best locate and orient the towers, with building setbacks that reduce the unit depths and increase the glazing ratio. To safeguard against excessive heat, the towers feature insulating glass units with low-emissivity glass, along with swimming pools, water features, wind corridors and greenery. 

Beyond its residential towers, the project includes a renewed streetscape and urban life, forming a unique pocket of leisure space at street level where residents and visitors alike will be able to enjoy the Piazza, Alleyway, Art Walk and Secret Garden. 

The towers will be equipped with infrared controlled lift buttons, smart access mailboxes and door entrances for a touchless experience. Furthermore, ceiling air purifiers protect inhabitants against COVID and other airborne pathogens. 

Other novel features integrated into the project include sound insulation mats below floors to lessen the noise impact that travels through the structures, as well as anti-bacterial floor tiles complemented by photocatalyst wall paint that destroys pollutants and some pathogens.
